About Dutch Property Management

What is Dutch Property Management?
Dutch Property Management is a property management service on the Costa del Sol for international second-home owners. We're active from Marbella to Torremolinos, including Mijas Costa, Fuengirola and Benalmádena.
What services does Dutch Property Management offer?
Our services include Owner Services, Basic Keyholding, Check-in Service, Rental & Hosting and Property Projects. We support owners with property checks, key management, guests, rentals, maintenance and projects around the home.
Which areas are you active in?
We're active from Marbella to Torremolinos, including Mijas Costa, Fuengirola and Benalmádena. Live just outside this area? Get in touch and we'll look at what's possible.
Do you speak Spanish with my neighbours or the community?
For Spanish-speaking suppliers, administrators and communities, we work with an established network of trusted local partners, so there's no language barrier for you, even though we communicate with you in Dutch, English or German.
Is there an online portal to track my property?
A dedicated Owner Portal is in development. Until then, you'll simply receive a report with photos after every visit, and you can always reach us directly by WhatsApp, phone or email.
How do I get started with Dutch Property Management?

Costs and contract

How much does property management cost?
Property management is a broad term, so it depends on what you need. If you only want your key kept somewhere safe and us to let contractors in, Basic Keyholding is enough, from €48.40/month and without periodic property checks. If you want someone to look in on the property regularly, there are two property check memberships, Essential and Signature, from €89/month, with a photo report after each visit: Essential with one or two visits per month, Signature with two visits per month. If you hand over the rental entirely, Rental & Hosting charges 20% commission on rental income, with a minimum of €169 per month that also applies in months without any letting. If you rent out yourself and only need someone on site to welcome your guests, the Check-in Service starts at €242/month, includes keyholding and charges an amount per check-in that depends on the arrival time. One-off work such as cleaning, a post-renovation clean or project coordination is quoted per job. Do I have to commit for a long period?
A membership runs for a minimum of 6 months. If you prepay 6 or 12 months in one go, you get a 10% discount; paying in monthly instalments means the standard price applies, with one calendar month's notice. If you have prepaid and stop within the initial term, the discount lapses and we charge the months already delivered at the standard monthly price. If you prepaid €675 for six months of Essential and stop after three months, we charge those three months at €125 and refund you €300. After the initial term, the membership can be cancelled per calendar month. With a Signature membership, you can also pause for one calendar month, for example if you're staying in the property yourself.

Property care and memberships

What is the difference between Essential and Signature?
With both, we visit twice a month following the same fixed checklist, with photo reporting, key holding and access registration. Signature goes a step further: alongside the check, your home is also actively cared for and prepared, including watering plants, collecting mail, granting access to cleaners and tradespeople, coordinating minor maintenance and a personal monthly update.
How often is my property checked?
With Essential and Signature, we visit twice a month following a fixed checklist, with a photo report after every visit. Need more frequent checks, for example for a property with its own pool? Get in touch and we'll put together a tailored proposal.
Can I book a property check without a membership?
Yes. A one-off property check costs €70 incl. IVA, even if you already have an ongoing membership.
What if my home has its own pool or garden?
Essential and Signature are designed for homes where the pool and garden are maintained by the community. If you have your own pool or garden that you maintain yourself, get in touch and we'll put together a tailored proposal.
What happens in case of an emergency at my property?
If we notice something urgent during a visit, such as a leak, storm damage or a break-in, we contact you immediately and can arrange access for the right tradesperson or the police. We are not a security company: we do not receive, verify or respond to alarm signals. With a Signature membership, you also get priority in unexpected situations and severe weather.
I already visit my property regularly, do I still need a property manager?
Many of our owners visit often too, but a lot can happen between visits: a storm, a leak, a break-in, or simply mail piling up. With Essential or Signature, we check your home twice a month with a fixed checklist and photo report, so you always know its condition even when you're not there yourself. It also means someone reliable can grant access to a cleaner, tradesperson or guest, even on short notice.

Key holding

What is Basic Keyholding and who is it for?
Basic Keyholding means your key is stored securely at a local, professional key address. Service providers you have registered with us in advance, for example a builder, a cleaner or a delivery, can collect the key during office hours and return it afterwards, with every handover logged. Opening or closing the property on site is not part of Basic Keyholding, but is available as an add-on service. It's for owners who don't need regular property checks, just a reliable local key address. Want your home actively checked too? Take a look at Essential or Signature.
What happens to my key?
Your key is stored securely and every access to your home is logged, so you always know who was there and when.

Guest support

Can a guest check-in be combined with my membership?
Yes. If a membership check is already scheduled while you're expecting family or friends, we can combine that check with welcoming your own house guests, so you don't pay twice. Renting to paying guests? That welcome is not covered here; the Check-in Service is for that. This works if the date fits the normal visit schedule, you request it in advance, and there's enough time. If it can't be combined, we book the check-in separately for €70.
Can you also welcome family or friends just once?
Yes, you do not need a monthly plan for that. Get in touch with your date and the arrival time, and we will let you know whether we can do it and what it costs. If you already have a membership or keyholding with us, the welcome can often coincide with a scheduled property check and you pay nothing extra.

Rental management

Can I also have my home rented out?
Yes, through our Rental & Hosting membership we take full rental and guest management off your hands, from listing to check-out. See the details on the Owner Services page or get in touch for a tailored proposal.
Which costs does the guest pay and which do I pay?
Cleaning between two stays is charged to the guest as a cleaning fee through the booking platform. If you keep enough linen in the property, the changeover is included as turnover cleaning. Airbnb and Booking.com platform fees are withheld by the platform and appear in your monthly overview. As the owner you pay 20% commission on the rental income achieved, with a minimum of €169 per month, plus the professional photography and any repairs.
Can I still use the property myself?
Yes. You tell us when you, your family or your friends are coming and we block that period in the booking calendar on every platform. The earlier you let us know, the better: the calendar has to be right at all times, so that we can make the most of the weeks you are not using and a guest never arrives at a locked door. Renting with us is about the weeks you were not going to use anyway, not about your own holiday. Family coming to stay and you want them looked after properly without rent being involved? We combine that welcome with a scheduled property check wherever we can. The conditions are on the Owner Services page.
Do you arrange the rental licence?
For tourist rental in Andalusia you need a VFT registration with the Registro de Turismo de Andalucía. The registration number has to be visible in every listing. The owners association also has to have given permission for tourist rental within the complex. We outsource the application itself to specialists we work with regularly. We keep track of the process and make sure the registration number then appears correctly in your listings.
Which platforms do you list my property on?
We create and manage listings on Airbnb and Booking.com, including prices, seasonal rates and availability. Your property appears on both platforms with the same calendar, so double bookings cannot happen.
What happens if a guest causes damage?
We check the property after every departure. If we see damage, we record it with photos, report it to you straight away and make sure the claim reaches the platform. We coordinate repairs, with materials and tradespeople invoiced separately.
Can you tell me what my property will earn?
At the introduction we give a realistic indication based on the property, the location and the season. It remains an indication. Occupancy and rates depend on the market, the season and the condition of the property, and nobody can give guarantees about that.
How long am I tied in for with rental management?

What if my property is not ready to rent out yet?
That happens often. Missing linen, a kitchen without the basics or a terrace that still needs furnishing. At the introduction we look at what is needed and can arrange it for you through Property Projects.

Is my request a booking straight away?
No. The calendar shows what we currently know, but it is not a live booking system. We check your request ourselves and confirm by email within 24 hours. That confirmation is your booking.
What if my dates are already taken?
We have two Tripp Trapps, but only one Baby Set, harness and tray. So one baby can sit at the table with us, plus a child who already sits unaided. In the summer months a week can already be taken. Do send a request with your dates anyway: we keep a waiting list and you will be the first we call if something is cancelled.
Do I have to pay a deposit?
Yes, €75, unless the owner books the hire for you and it goes on their invoice. Then the deposit does not apply, because we have an ongoing arrangement with them. If you book it yourself, we ask for the deposit even in a home we manage: we know the apartment, but not everyone who stays in it, and once you have left there is little we can put right. We ask for the deposit in advance with the confirmation, by Bizum or bank transfer, and return it as soon as we have collected the items and checked them. If something genuinely breaks, we pass on the repair or the replacement value and we tell you beforehand.
How clean is it?
We clean the chair thoroughly after every stay, including the tray and the harness straps. If there is a changeover on the same day we simply do it in between, so nothing is ever skipped.
Can I hire on the day itself?
Usually not. We fit the set-up around our other visits to the homes, so please request it at least two days in advance. Already at the door and in need of something? Send us a WhatsApp and we will see what we can do.
How and when do I pay?
Only after we have confirmed your request. You can pay by Bizum, bank transfer or in cash when we come to set the chair up. Nothing is charged when you send the form and we never ask for card details. If something breaks, we pass on the repair or the replacement value and we tell you beforehand.
Can I extend if I stay longer?
Yes, as long as the chair is not already hired out afterwards. You simply move one column across in the table. For the complete chair the second week costs €30 more and the fourth another €15, so the longer you hire, the lower the weekly rate. Staying longer than four weeks? Then we will quote you a price. Let us know as soon as you do, and we will hold it for you.
Do you hire out anything else?
At the moment only the high chairs. We expand our range based on what guests ask for, and a travel cot is top of that list. If you need something else, such as a pushchair, a car seat or a stair gate, mention it in your request and we will see whether we can arrange it for you.
Can you set up a travel cot or high chair?
Yes. We hire out a travel cot and high chairs and set them up in the home before your guests arrive. There is no delivery charge, because we are there anyway, and if you book it yourself as the owner it goes on your invoice and no deposit applies.

Buying and selling

Does Dutch Property Management sell property itself?
No. We're a property management company, not a real estate agency. For buying and selling on the Costa del Sol, we connect you with trusted real estate agents, and stay involved once the keys are yours.
Do I need an NIE number to buy property in Spain?
Yes, every foreign buyer needs a Spanish NIE (tax identification) number to purchase property. Your lawyer can normally arrange this for you as part of the buying process.
